Custom Build Schedule

Architecture Consultation and Final Plans (2-3 Weeks) 

This phase includes initial consultations to define the homeowner’s vision, spatial needs, design preferences, and budget. The architect develops schematic layouts, refines floor plans, and incorporates homeowner feedback. Final construction drawings are prepared, coordinated with structural and engineering requirements as needed, and finalized for permit submission and construction use.

Build Permitting (4-5 Weeks) 

Final plans are submitted to the local building department for review and approval. This process may include zoning verification, plan checks, and responses to correction notices. Permitting timelines can vary based on municipal review cycles, project scope, and any additional requirements such as HOA approvals or utility coordination.

 

The builder partners with the architect throughout the process, developing the bid set while the permit drawings are completed. Bidding and pricing happen simultaneously, resulting in a well coordinated final bid that stays aligned with the permitting timeline.

Construction (Approximately 12 Months) 

Construction begins following permit approval and site mobilization. This phase includes site preparation, foundation work, framing, roofing, mechanical, electrical, and plumbing installations, insulation, drywall, interior and exterior finishes, and landscaping as applicable. Required inspections occur at key milestones to ensure compliance with approved plans and building codes.

Certificate of Occupancy (13.5-14 Months) 

Upon completion of construction, final inspections are conducted by the local authority having jurisdiction. Once all inspections are approved and any outstanding requirements are resolved, a Certificate of Occupancy is issued, confirming the residence is safe, code-compliant, and approved for occupancy. This milestone represents the formal completion of the residential project.
